Painting & decorating in Mayfair

In a Mayfair enquiry, the approval route deserves as much attention as the colour. Set out who controls the rooms, who can approve the finishes and how the property will operate while the work is considered.

Successive periods need different finish decisions

Westminster’s Mayfair guide describes eighteenth-century townhouses and mews alongside later Italianate stucco, Queen Anne and neo-Georgian redevelopment. It also identifies shopping streets such as Mount Street and South Audley Street, and larger flats, hotels and offices around Berkeley Square.

For decorating, that variety makes a building-specific schedule essential. Record the substrate and existing coating for each elevation or room. Avoid treating stone, stucco, timber and metal as interchangeable painted surfaces, and identify anything that will remain untouched.

If the property has a business use or a managed entrance, distinguish public rooms, staff areas and private accommodation. State who can approve samples and who will inspect the completed scope. For a phased brief, describe the point at which each room must be usable and what furniture or fittings need to stay in place.

Westminster conservation checks and approvals

Use Westminster City Council’s conservation map to locate the property and check its guidance. Where the building is listed, protection normally extends to the interior as well as the facade. A commercial use or a recently fitted room does not by itself establish which older elements are protected.

Prepare an approval pack showing the current decoration, proposed preparation and finish references. Ask the owner or managing agent to identify any separate lease or estate requirements. Keep the council’s advice and the owner’s instructions together, with any unresolved decisions clearly recorded before work is agreed.

Trade parking and the delivery programme

Westminster offers a trade parking permit for eligible bays in the relevant zone while work is carried out. It requires the work address and zone, vehicle details and dates; it is not designed solely for deliveries. Confirm the correct arrangements for the particular entrance before treating parking as resolved.

Temporary scaffold or apparatus on a road or pavement follows Westminster’s separate licensing process. In the property brief, identify the unloading point, route through reception, lift arrangements and permitted storage. If areas remain occupied, agree how materials and protection will be moved between phases rather than leaving that decision until the first delivery.
