Painting & decorating in Notting Hill

In Notting Hill, the rear elevation can matter as much as the street frontage. Plan interior colour, garden-facing windows and exterior decoration as connected decisions, while keeping the permissions and access for each part clear.

Ladbroke terraces and the garden elevation

The council’s Ladbroke appraisal traces development from the 1820s to the 1870s, with terraces and crescents following the hill around communal gardens. It records both fully stuccoed houses and brick elevations with stucco at ground level or around individual details. Some garden-facing rears are also elaborately finished.

Ask for the front and rear to be assessed separately. A photograph taken only from the road will not explain the condition of a rear window surround or the route to a garden elevation. Where the rear faces a shared garden, identify the person who can agree access and protection before treating that route as part of the quotation.

For interiors, make a room sequence showing the views through adjoining doors. If wallpaper is planned, send its product reference and identify the exact wall, alcoves and returns. Use samples beside retained joinery; a wallpaper specification and a painted-wall specification should each state the preparation they need.

Colour decisions belong to the terrace

Notting Hill is a neighbourhood description, so check the RBKC map for the relevant conservation area. The Ladbroke appraisal favours coherent white or off-white terrace finishes and discourages contrasting picked-out detail. That guidance is a reason to examine the group before selecting a colour, rather than to copy a photograph of another house.

RBKC’s Article 4 register includes properties in Elgin Crescent. Read the entry and direction for the actual address and proposed work. Where listing applies, use the separate listed-building consent test before changes affecting special interest. Keep any advice with the finish schedule so that preparation and decoration follow the same agreed scope.

Portobello deliveries and shared access

RBKC has introduced market-hours traffic closures on parts of Portobello Road. For a property reached through the market streets, check current signs and delivery arrangements before booking a vehicle; the market route should not be assumed to offer unrestricted access.

Describe where materials can be unloaded, carried and stored, including any stairs between the entrance and the rooms. Separate a short delivery from parking during the work. If exterior access would occupy the public highway, resolve the RBKC licence arrangement alongside the scaffold brief.

Include the rear as well as the front

  • Photographs of each elevation and the access route to it.
  • Colour or wallpaper references, with the rooms and surfaces identified.
  • Any communal-garden or building-management instructions.
  • The full postcode and current delivery restrictions affecting the entrance.
